  • What are the check-in and check-out times?

    • Check-in: from 4:00 p.m.
    • Check-out: by 11:00 a.m.

    We will send you all the information before your arrival, so you can organise yourself as conveniently as possible.

  • Are the apartments suitable only for couples?

    They are designed mainly for couples, but each apartment can accommodate up to 3 or 4 guests.

    Sometimes two couples of friends book both one-bedroom apartments so they can share their holiday while still having their own private space.

  • What can we find inside the apartments?

    Each apartment has a private bathroom, a fully equipped kitchen with dining area and carefully designed spaces to make you feel at home.


    There is also a shared reading area with a small balcony.


    Bed linen, towels, beach umbrellas and beach towels are also provided.


    To ensure a pleasant and comfortable stay for everyone, we ask all guests to take care of the items provided and to leave everything they find in the apartment there.

  • Is the kitchen fully equipped?

    Yes, you will find everything you need to cook independently: induction hob, fridge, pots, tableware, moka pot, kettle and other useful accessories.

    We also provide picnic containers, a cooler bag with ice packs and reusable water bottles for the beach.


    To ensure a pleasant and comfortable stay for everyone, we ask all guests to take care of the items provided and to leave everything they find in the apartment there.

  • Is there air conditioning?

    No, there is no air conditioning.

    The village is naturally cool and breezy, especially in the evening, thanks to its location in the hills.

  • Is there heating?

    Yes, the apartments have heating, so they are comfortable even during the cooler months or for off-season stays.


    >>> In the one-bedroom apartment “Casa Camino Spento”, the fireplace must not be lit for any reason. It is not the apartment’s heating source and is not functional.

  • Can the fireplace in “Casa Camino Spento” be used?

    No, the fireplace in “Casa Camino Spento” is decorative only and must not be lit.

  • Can we bring our bicycles?

    Of course! On the ground floor there is a storage room where you can safely keep bicycles and e-bikes and recharge their batteries. The area is very popular with cyclists, both road and gravel.

  • Where is the house located?

    The holiday home is in the heart of the village of Guardistallo, a small hilltop village near the sea, 15 minutes from Bolgheri, 30 from Volterra and 45 from Pisa Airport.

    Here, you can get around mainly on foot, among narrow streets, restaurants and local amenities.

  • Are there shops and services nearby?

    Yes, everything is just a few minutes away on foot:

    • mini-markets at 20 m and 50 m;

    • bakery at 30 m;

    • café and tobacconist at 50 m (great for breakfast, with vegan options too);

    • 4 restaurants within a 100 m radius;

    • pharmacy at 300 m.

    It is a very convenient setting for enjoying village life without always having to use the car.

  • Can the apartments be reached by car?

    Yes, you can drive up to the entrance to load and unload your luggage. There is also free parking nearby.

    In any case, before you arrive we will send you detailed directions so you can get around without any problems.

  • Which are the nearest beaches?

    he sea is about 12 minutes from Guardistallo, and within just a few kilometres you can choose from a variety of beaches, each with its own character.


    The closest ones are:


    • Marina di Cecina – convenient and easy to reach, with beach clubs, bars and restaurants nearby.
    • Tomboli di Cecina Nature Reserve – a large pine forest with a free beach, a dog-friendly beach, walking and cycling trails through the woods, picnic areas and benches, plus free parking throughout the area!
    • Baratti – one of the most beautiful beaches in Tuscany, with beach clubs, free beach areas and a pine forest.
    • Bibbona – more natural and peaceful, surrounded by pine forest and well equipped for children and families.
    • Castiglioncello – small coves and rocky beaches, clear water and beautiful views, with both beach clubs and free beaches.
    • Cala Violina, Cala Civette and Cala Martina – located one after another along the coast, these beautiful beaches can be reached with a short hike or bike ride.

    If you’d like, we’ll be happy to recommend the beach that best suits the way you like to enjoy the sea – whether you’re looking for somewhere quieter, somewhere more convenient, or simply the perfect spot for a special sunset.

  • Which villages can we visit nearby?

    Montescudaio – a charming village with breathtaking panoramic views over the sea and a quintessentially Tuscan atmosphere.


    Casale Marittimo – one of Italy’s most beautiful villages, with unique views over the islands of the Tuscan Archipelago and the surrounding hills.


    Castello di Querceto Ginori – a picturesque tiny medieval village that you can easily explore on foot in just a few minutes.

  • How far is the airport?

    Pisa Airport is about 45 minutes from our B&B.

    Rome Airport is about 2.5 hours away.

  • Can we bring dogs?

    No, pets are not allowed.

  • How is the house laid out?

    Our property is an independent building arranged over several levels:

    • on the ground floor there is a dedicated space where you can safely leave bicycles and e-bikes, with the possibility of recharging them;
    • from the entrance door, a flight of stairs leads to the first floor, where the Casa Uccelli and Casa Camino Spento apartments are located: these are the spaces reserved for guests;
    • going up one more floor, you reach our home.
  • Do you offer recommendations for activities and restaurants?

    Yes, gladly! We know the area well and love sharing the places and experiences we enjoy.

    In the apartments you will find recommendations for wineries, restaurants (including vegetarian and vegan options), routes, beaches and activities.


    On request, you can arrange yoga sessions with Sara or get advice from Giulio about wine and local itineraries.

  • Who is the holiday home not suitable for?

    • Those looking for resort-style facilities, entertainment or organised programmes.
    • Those who need air conditioning running all day.
    • Those looking for bars, nightlife and entertainment in the immediate vicinity.
    • Those who do not like animals. Our cats are part of the family and you may come across them in the shared areas.
  • Are there any particular rules?

    Just a few, but they are very important to us:

    • please take care of the spaces and the items provided. We care about everything we leave in the apartments and ask that it is treated with care;
    • quiet in the village is essential, especially in the evening, as this is a peaceful, non-touristy area;
    • smoking is not allowed inside the apartments;
    • in the one-bedroom apartment “Casa Camino Spento”, the fireplace must never be lit;
    • our cats are part of the family and you may come across them in the shared areas. It is strictly forbidden to let them into the apartments.
